Guest House is a 2 bedroom, 2 bathroom house independently located behind the Main House. Offering both privacy and functionality, Guest House allows occupants of the Main House to have visitors close-by without having them in their house. With an expansive landscaped site and natural oases abound, the Guest House is sure to delight visitors.

Integrated Ambient Lighting

The Guest House has ample recessed and surface-mounted ambient LED lighting at the interior and exterior. The color temperature across all fixtures has been coordinated at 2700F, resulting in a warm and comforting glow throughout the project. Dimming switches and light-sensing photocell controls add to the user experience.

Exterior Wood Finishes

Custom parota hardwood has been sealed with five coats of imported Flagship marine varnish for summer UV-protection and resistance to the Baja California Sur climate.

Hurricane Windows

Laminated glass windows with hurricane resistant film interlayer protects the house from breakage in the event of a storm without metal panels. Even with major impact, these windows won’t break and will protect the contents of the home from water, theft and other damage. Rest assured your investment is protected with a full hurricane window glazing package. Windows, sliding windows and doors are Euro-style with a factory powder-coated finish for resistance to the marine climate.

Natural Landscapes

As much as possible during the design and construction process, the existing vegetation has been preserved and highlighted throughout the site. There are many quiet and well-shaded spots to relax beneath cardones and garamburu cactuses.

Equipment Wash-off / Multi-Use Pad

A 40m2 concrete pad is provided for the cleaning and drying of kiteboarding/windsurfing equipment. It has water and electricity at several points, and also acts as a multi-use area for any outdoor gatherings or events. This installation has a perimeter footing capable of supporting a future casita, and all the services are right there for water/electricity/sewer hook-ups.

Bodega

A 25m2 storage bodega is provided which also includes laundry facilities. This is sized so that it will fit windsurfing boards and medium length kayaks, along with a quad.

Fence and Gates

Custom steel and cable fencing and gates are provided for the security of the site. Multiple points have vehicle access for service to the site or secure parking.

Kitchen and Appliances

The Guest House kitchen has custom parota hardwood cabinetry, an imported GE appliance package and black textured granite countertops. For convenience, USB outlets are located on both the island and the backsplash for charging phones and other items. A large stainless steel sink and faucet, wall oven and microwave, dishwasher and garbage disposal provide modern conveniences in this kitchen.

Bathrooms and Finishes

Fixtures and finishes in the bathrooms include custom parota wall-hung vanities, sinks and faucets by Interceramic, custom tiled-in showers with tempered glass doors and flush-mounted mirrors. Grohe bathroom accessories compliment the modern aesthetic.

Interior Wood Finishes

The interior finishes in the Guest House have been carefully selected to provide both quality and aesthetics. Interior doors are a modern design built in parota hardwood. Each room has its own custom parota furniture. A floor-to-ceiling installation at the main entry provides storage as well as a center for the home audio/video system. At this location, a computer can be attached via HDMI to a projector on the wall in the living room to display movies on a roll-down screen located over the large sliding glass doors.

Lighting Controls

The house is outfitted with recessed LED light fixtures and dimmable Lutron switching with lighting scene memory capabilities. Imported LED fixtures and switches ensure adjustability in the lighting systems at the Guest House.

PV Solar System

Installation of a PV Solar Array (1.56kW) ensures that the house is generating its own electricity rather than being reliant on CFE. A secured solar credit contract allows for selling excess electricity back to the grid for credits, and can be transferred to the buyer.

Security System / WiFi and Connectivity

Security is provided by an array of high-resolution cameras, strategically located to keep the property safe. This system is web-app enabled and can record to its own 2TB hard drive when it detects motion. You can also control recording from the integrated smartphone application.

WiFi is provided by a network of ‘Access Point’ devices spreading the WiFi signal throughout the site. Internet service is provided by a point-to-point dish system receiving reliable signal from a distribution center in Los Planes.

Mechanical Systems

The mechanical and air-conditioning systems at the Guest House are low-energy, high-quality models. Roof water is recycled in an underground system for irrigation.

Interior Wood Finishes

Custom wood fabrication and artisan care in assembly and installation characterize the interior wood finishes at the Guest House. Solid panel doors, wood vanities and accents are used throughout to add the feeling of warmth to the spaces.

The Novidesa brand Insulated Concrete Formwork (ICF) Construction and single-pour reinforced and insulated concrete walls and floors guarantee an R 21 / High STC value insulation on the exterior walls and an R 32 / High STC value on the roof and floors.
